Most Valley Casita Co. projects take approximately 7 months total — around 8–12 weeks for permitting and 14–18 weeks for construction. Historic district projects in 85003 may take slightly longer due to additional design review requirements.
HB 2720 (2025) requires Phoenix and Scottsdale to allow ADUs by right — but it does not override private HOA CC&Rs established before January 1, 2015. We offer a free HOA eligibility check on every consultation. Check your eligibility here.
Yes — HB 2720 eliminated Phoenix's prior ban on ADU short-term rental use. Owner-occupancy of the primary residence is required for STR-use casitas built after September 14, 2024. This makes Scottsdale (85251) and Kierland (85254) especially strong markets for Airbnb-focused builds.
For lots under 10,000 SF, Phoenix caps ADUs at 1,000 SF — our Studio, Casita, Retreat, and Hacienda models all qualify. For lots above 10,000 SF, our Villa (1,032 SF) is available. We confirm your exact lot size and jurisdiction on the first call. See our full Arizona ADU Guide.
